In short

What EPC rating should a Wembley home expect?

It depends on the street. New dwellings in Brent have a median EPC score of 85, which is band B, so a recent flat near the stadium usually rates well. An interwar semi in Tokyngton or Barn Hill more often sits in band D. We survey at a fixed price confirmed first and lodge within 24 hours.

A rented home in England must currently rate at least E. The government has decided that private lets should reach C by 1 October 2030, but that rule is not yet law, and legislation is intended for 2027.

EPC Certificates in Wembley: what is different here

What Brent's EPC statistics say about Wembley's two housing types

The ONS analysis of EPCs lodged between April 2015 and March 2025 gives Brent a median score of 72 across all dwellings. That is band C, and it is higher than Harrow's 69 and London's 70. The borough figure hides a wide split. Brent's flats and maisonettes have a median of 76, while its semi-detached houses sit at 62 and its detached houses at 60, both inside band D, which runs from 55 to 68. By age, homes built before 1929 score 65 and those from 1930 to 1982 score 66, against 84 for homes built from 2012 onwards.

In Wembley that maps almost street by street. The blocks around Olympic Way and Engineers Way pull the average up. The semis off Harrow Road in Tokyngton, along Preston Road, in North Wembley and on the Barn Hill estate are the homes that sit near the D and E boundary and need a plan before 2030.

Rating a Wembley Park flat that has no boiler

Much of Quintain's estate takes its heat from one energy centre, which sits beneath a residential tower and runs gas-fired combined heat and power engines and gas boilers. Trade reports describe it feeding about 20 sub-station buildings through roughly 2.5km of pipe. A flat on that network has no boiler for the assessor to identify, so the certificate records community heating instead, and the result depends partly on how the scheme is described. If the managing agent can give you the network details, or the original EPC from when the flat was built, send them over before the visit.

Not every Wembley Park flat is on the network. At the 2021 Census, 40.5% of households in Wembley Park ward used electric heating only, 16.9% relied on a heat network alone and 25.7% used mains gas only. An electric-only flat is rated on what is actually fitted, so panel heaters, a heat pump cylinder and the heating controls all matter. Tell us which you have when you book.

Improving an interwar semi in Tokyngton, Preston or Barnhill

These are gas-heated wards: 79.8% of Tokyngton households and 74.7% of Barnhill households used mains gas alone in 2021. The usual recommendations on a 1920s or 1930s semi are a thicker layer of loft insulation, filling the cavity where the walls have one, better heating controls and low-energy lighting throughout. We record what is there, including any loft depth we can see from the hatch, so the recommendations on the certificate reflect the house rather than defaults.

Boiler work is outside what we do; if a newer boiler is the step that lifts the band, a heating engineer quotes for it separately.

Barn Hill: what the conservation area leaves on the table

Barn Hill has been a conservation area since 1990, and since 1995 an Article 4 direction has covered part of the estate, including houses on Barn Rise, Barn Way, Basing Hill, Corringham Road and Eversley Avenue. Brent's appraisal names window and door replacement as the main cause of lost character and singles out the leaded casements, roughcast and half-timbering. In practice, external wall insulation and wholesale uPVC replacement are off the table for most of these houses.

That leaves internal measures: loft and floor insulation, draught-proofing the original casements, and secondary glazing fitted inside the frame. If the 2030 standard becomes law, the government has said new exemptions will come with it, so keep a record of what the planning rules stopped you doing.

Where the EPC goes once it is lodged

Brent's HMO licence conditions ask licence holders to display the EPC for new tenancies in a common area, next to the licence and the gas safety record, so a shared house in Wembley Central or Wembley Hill needs a printed copy on the wall as well as one in the file. Looking further ahead, London landlords are expected to register each let on the new private rented sector database between 15 July and 14 October 2027 and upload the EPC there. Those regulations were still a draft awaiting Parliament's approval when we checked in October 2026.

EPC Certificates in Wembley: your questions

Not answered here? Call 0203 667 1333 and ask.

Does a Wembley Park flat on the district heat network rate worse than one with a boiler?

Not as a rule. A new flat with good insulation and glazing usually still rates well, and Brent's new dwellings have a median score of 85. The heat source is recorded as community heating, so the scheme details matter. Send us any earlier EPC or the managing agent's heating information and we use it.

My flat's EPC was done when the block opened in 2016. Is it still valid?

An EPC lasts ten years, so a certificate lodged in 2016 expires during 2026. If it has lapsed, a new one must be ordered before you market the flat to a new tenant, so check the date on the register now. If the flat has been altered since, a new survey may show a different band anyway.

My Tokyngton semi is rated E. Can I still let it?

Yes. E is the current legal minimum for private lets. The proposed 2030 standard of C is not law yet, but a D or E house in Tokyngton usually has room to improve through loft insulation, cavity fill and controls, and the certificate's recommendations show which steps are likely to move it.

Can I replace my Barn Hill windows to improve the rating?

Check with Brent first. The Barn Hill appraisal lists the house numbers covered by the 1995 Article 4 direction, and replacing windows on those houses needs planning permission. Secondary glazing inside the original casements is often the realistic option, and it still counts on a new EPC.

Does Brent want to see the EPC for a licence?

For an HMO, Brent's conditions ask for the EPC for new tenancies to be displayed in a common area. The selective licence conditions we read do not list it separately, but the national rule still applies: every Wembley let needs a valid EPC, ordered before it is marketed if there is none.

Do you need access to the loft or the meter cupboard?

For a house, yes to the loft hatch if it is safe to open. For a tower flat, the meter is often in a corridor cupboard controlled by the building, so ask the concierge to open it or send us a photo of the meter type in advance.
