In short
Need a plumber in Northwood today?
Call 0203 667 1333. EliteShires Property Services attends plumbing emergencies in Northwood the same day in opening hours, Monday to Saturday, and takes emergency calls only on Sundays. We travel from Kenton Lane, about 6.6 miles away. Repairs are hourly, with the rate and an estimate confirmed before we set off.
If water is escaping, isolate it at the stop tap first. In a large Northwood house there may be a second valve near the cylinder or on the loft tank feed, and turning that off can save a ceiling.
The full guide is on our Plumber & Plumbing Work page, and everything else we do locally is under landlord certificates and repairs in Northwood.
Plumbing in Northwood: what is different here
Why do big Northwood houses leak where you cannot see it?
A large Frithwood house from the decades after the railway arrived has usually been replumbed in stages: a second bathroom added over a garage, an en suite squeezed into a dressing room, a kitchen moved to the back. Each stage adds joints, and many of them sit under floorboards or behind panelling in rooms that are not used every day.
A weep at a compression fitting under a guest bathroom can soak a ceiling two floors down before anyone notices. We start with the stain and work back along the run, lifting as few boards as possible, and we photograph what we find so you can see why the repair is where it is.
What does 348 mg/l hardness do to taps and showers?
Affinity Water's 2025 report for its Northwood supply zone records total hardness of 348 mg/l as calcium carbonate, which is firmly in the very hard band. In practice that means thermostatic shower cartridges that stick and run hot or cold, fill valves that whistle and then stop shutting off, aerators blocked with grit, and immersion heaters furred up inside a cylinder.
Many of these are cheap parts that simply need replacing more often here than in a soft-water town. Where a mixer has failed twice from scale, we will tell you whether a new cartridge or a new valve is the better spend.
- Thermostatic cartridges seized by scale
- Cistern fill valves that will not close
- Furred immersion elements in hot water cylinders
- Blocked aerators and shower heads with low flow
Flats around Green Lane: whose pipe is it?
In the 2021 Census, 35.4% of households in Northwood ward lived in purpose-built flats, more than in houses of any single type. Leaks in those blocks often cross a boundary. Water coming through your ceiling may start in the flat above, in a shared riser, or in a pipe the freeholder is responsible for under the lease.
We isolate and make safe first, then tell you clearly where the leak is so your managing agent or the neighbour's insurer can act. Landlords and agents get photographs and a written note of the cause, which saves an argument later.
Shared houses and Hillingdon's new HMO licence
Since 24 August 2026, Hillingdon's additional licensing scheme has covered every HMO in the borough let to three or more people from two or more households. Shared bathrooms and kitchens take far more use than a family home, so dripping showers, slow wastes and failed WC mechanisms are routine.
Licence conditions also expect the gas supply to be safe, and we can book the annual gas safety record with a Gas Safe registered engineer at the same visit as any plumbing repair. Where a house stands empty between tenancies, we run each outlet before the new sharers arrive.
Bathroom refits in older HA6 houses
Bathroom replacements are quoted as a fixed price against a written specification, confirmed before we attend. In Northwood the specification often has to cover things a newer house would not: a cast iron bath that needs breaking out, joists notched by a previous installer, or old lead or iron pipework found when the floor comes up.
Most bathrooms are tiled in two to three days once the room is ready, and showers are tanked before a single tile goes on. In a conservation area the work inside is your business, but a new soil pipe or extractor outlet on the front elevation should be discussed with Hillingdon first.
Moor Park and private roads
Houses on the Moor Park estate share the HA6 postcode but sit in Three Rivers, Hertfordshire, on roads owned by Moor Park (1958) Ltd. Internal plumbing is no different there, but the estate covenants control external alterations, so a new outside tap or a relocated waste through a wall is worth checking with the estate office before we drill. Let us know when you book so we can plan access.
Outside taps, garages and frozen pipes
Detached houses with long gardens tend to have pipework in places that get cold: an outside tap on a north wall, a supply running through an unheated garage to a utility room, a loft tank above an uninsulated ceiling. In a hard frost those are the pipes that split, and the leak only shows when the ice thaws. Before winter, find and test your stop tap, lag anything in the loft or garage, and isolate and drain an outside tap if it has its own valve.
If a pipe does freeze, thaw it gently from the tap end with warm cloths or a hairdryer, never a flame. If it has already split, turn the water off and call us.
Houses left empty between owners or tenants
Northwood houses sometimes stand empty for months during a sale, probate or a long refurbishment. Water sitting in a cylinder, a loft tank and long dead legs of pipe is exactly what a legionella risk assessment is meant to look at. Before anyone moves back in we flush every outlet, check the cold tank has a tight-fitting lid and no debris, and make sure the stored hot water is reaching temperature.
For landlords, we can carry out the legionella risk assessment on the same day; there is no legal requirement for a legionella certificate, but there is a duty to assess and control the risk.

Plumbing in Northwood: your questions
Not answered here? Call 0203 667 1333 and ask.
Who supplies water in Northwood?
Affinity Water supplies drinking water across most of HA6, and its Northwood supply zone report covers the area. Thames Water looks after the sewers. If you are unsure, your water bill names the supplier.
Is there lead pipework in Northwood houses?
It is possible in houses built before about 1970, which includes much of old Northwood. Affinity's 2025 Northwood samples were all within the 10 micrograms per litre lead standard, but that tells you about the mains, not your own supply pipe. If we find lead while working, we will point it out and quote to replace it.
Can you fix a shower that keeps going cold in Northwood?
Usually. In very hard water the most common cause is a scaled thermostatic cartridge. We check the cartridge, the filters and the hot supply, then replace what has failed. If the valve is obsolete and parts are not available, we quote for a new one.
Do you service boilers in Northwood?
No. We do not service or repair boilers. Gas safety records for landlords are carried out by a Gas Safe registered engineer, and our plumbers handle the water side: leaks, radiators, valves, cylinders, taps and bathrooms.
How quickly can a plumber reach Northwood Hills?
Emergencies are attended the same day in opening hours, Monday to Saturday. Northwood Hills is the nearest part of HA6 to our Kenton Lane office. If we cannot reach you in a useful time, we say so straight away so you can call someone else.
What if the leak is coming from the flat above?
We make your flat safe, find where the water is entering and give you a written note and photos. The repair itself may need access to the flat above or the freeholder's agreement, and we can quote for that too.
