Plumbing in Bushey: what is different here

Bushey's water: 340 mg/l, and why that matters

Bushey is supplied by Affinity Water's Borehamwood/Bushey zone, which served about 87,000 people in 2025 and measured 340 mg/l total hardness, with calcium at 136 mg/l. Affinity's report says plainly that hard water is safe to drink, but it lays down scale wherever water is heated or forced through a narrow opening. The result is a predictable list of faults: thermostatic shower cartridges that stop regulating, shower heads that spray sideways, WC fill valves that will not shut off, mixer taps that stiffen, and immersion heater elements that burn out early.

Dealing with scale without wasting money

Most scale problems are fixed by cleaning or replacing the affected part, and we will tell you which is the better spend. A cartridge or fill valve is cheap compared with a whole new shower or cistern. Where the same parts keep failing, it may be worth fitting a scale reducer or a water softener on the incoming main, with a separate unsoftened drinking tap in the kitchen.

If you are planning a new boiler or a cylinder, ask the installer what water treatment the manufacturer requires for the warranty; in water this hard it is often a condition. Boilers themselves are outside what we do.

Big houses on Bushey Heath, longer pipe runs

On the heath, Hartsbourne included, a third of homes are detached, and many have been extended. More bathrooms and longer runs of pipe mean more joints that can weep, often under a floor or behind boxing. Finding a leak in a large house can take longer than fixing it, which is why diagnosis is charged by time with the rate agreed first.

We look for the source before lifting floors, and tell you what we have found before we go further. If the house has an unvented cylinder, a dripping discharge pipe or tundish is a sign it needs attention, and work on its safety controls needs a qualified installer.

Old supply pipes, and one result from 2025

Affinity Water's 2025 report for this zone records one sample out of eight above the lead limit, at a property in Borehamwood; the company traced it to lead pipes, replaced its own communication pipe and advised the owner to replace the supply pipe. The Drinking Water Inspectorate says homes built before 1970 may have lead pipes, which includes the older houses around the High Street in Bushey Village and along High Road. The supply pipe from the boundary into the house is the owner's responsibility, and we can replace it in plastic.

Drains and who owns them

Hertsmere's guidance is clear that Thames Water is the sewerage undertaker here and that a private drain is the owner's responsibility until it leaves the property boundary or joins a drain serving another property. That second case comes up with semis, which were about 30% of homes in both Bushey Park and Bushey St James wards in 2021, two wards that Merry Hill Road and Little Bushey Lane both pass through.

We clear blocked sinks, baths, showers, toilets and gullies you can reach from your own property. If the blockage turns out to be in a public or shared sewer, it goes to Thames Water. CCTV drain surveys are not a service we offer.

Bathrooms in Bushey houses

Replacing a bathroom is a defined job, so it is a fixed price confirmed before we attend, against a written specification. In a larger Bushey house the bathroom is often on the second floor or in an extension, so we check the water pressure and how the hot water is supplied before choosing a shower. Wet areas are tanked first, and tiling a typical Bushey bathroom then takes two to three days. Converting a Bushey house for sharers creates plumbing work that Hertsmere's draft HMO standards spell out.

Each occupant needs constant hot water, and the draft says stand-alone water heaters are not a satisfactory supply. It asks for a wash basin in every bedroom unless that is impractical, a second bathroom once there are six or more people, a full-size kitchen sink with a drainer, and bathrooms that can be heated to 22°C. Each new basin means a waste run, hot and cold feeds and a route through joists, so we survey the house first and price the plumbing room by room.

Plumbing in Bushey: your questions

Not answered here? Call 0203 667 1333 and ask.

Is a water softener worth it in Bushey?

With hard water at 340 mg/l, many households find it is, especially in a house with several bathrooms or an unvented cylinder. A softener needs a drinking water tap left unsoftened and regular salt. A cheaper scale reducer protects heating and hot water but does not soften. We will explain the difference and what suits your house before you buy either.

My shower in Bushey has gone too hot or too cold. What is wrong?

In this water it is usually the thermostatic cartridge, scaled up so it can no longer blend hot and cold properly. Replacing the cartridge often fixes it without changing the whole valve, and it is normally a short visit charged at our hourly rate, agreed before we come.

Can you deal with a leak in a Bushey Heath house this afternoon?

If water is escaping, call rather than emailing. Escaping water gets a same-day visit within opening hours from Monday to Saturday, and on Sundays we answer emergency calls only. Turn off the stopcock first; if you cannot find it, tell us and we will talk you through the likely places.

My toilet keeps running in Bushey. Why?

Usually the fill valve or the flush valve seal, and in hard water scale is often what stops them closing. Replacing the valve is a quick repair. A running toilet wastes a lot of water and, on a meter, money, so it is worth fixing promptly.

Do you fit outside taps in Bushey?

Yes, with a double check valve to protect the supply, which the water fittings regulations require for an outside tap. We also fit an isolating valve inside so you can drain it down before winter.
