In short
How long does it take to tile a bathroom in Northwood?
Most bathrooms take two to three days once the room is stripped and ready, and every shower area is tanked before tiling starts. In a large Northwood house with an en suite and a family bathroom, we work one room at a time so there is always a shower in use. We quote against a written specification confirmed before we attend.
The full guide is on our Tiling page, and everything else we do locally is under landlord certificates and repairs in Northwood.
Tiling in Northwood: what is different here
Grout and glass in 348 mg/l water
At 348 mg/l, Northwood's water leaves a white bloom on dark grout and a crust along the foot of shower screens within weeks. That changes the specification. We usually suggest a mid-tone grout, which hides mineral marks better than black or bright white, an epoxy or high-performance cement grout inside the shower, and larger tiles where the room suits them, so there are fewer joints to scale up.
Silicone at the tray and bath edge needs renewing more often in hard water, and we explain how to clean it so it lasts.
Several bathrooms in one house
Many larger HA6 houses have a family bathroom, two or more en suites and a cloakroom, added at different dates and to different standards. A refit is the chance to see what sits behind the old tiles: plasterboard that was never sealed, a timber floor that flexes under heavy stone, or an old shower built straight onto plaster.
On suspended timber floors we fix the boards and lay a suitable backer board before tiling so movement does not crack the grout. Where an upper-floor shower sits over a sitting room, tanking is what protects the ceiling below, so it is never left out.
Flats near the station: leases and the ceiling below
Over a third of Northwood ward's households lived in purpose-built flats in 2021, and the lease for a flat often controls floor finishes. Some leases require carpet in living areas, or acoustic underlay beneath any hard floor, to protect the flat below from footfall noise. Read yours, or ask the managing agent, before choosing a tiled kitchen or hall.
In a bathroom the risk runs the other way: a failed tray seal sends water through a neighbour's ceiling. We tank showers and wet floors, and we ask the agent whether the block has set hours for noisy work such as stripping old tiles.
Licensed shared houses: tell Hillingdon first
Under Hillingdon's proposed HMO conditions, the licence holder must notify the council before changing amenity provision, which includes adding or removing a bathroom or kitchen. The licence was granted for a set number of occupiers against the facilities in the house, so taking a shower room out of use, even for a refit, may affect it.
Agree the timing with the council, plan the work one room at a time, and tell the tenants in writing. Shared bathrooms in a five-person house take heavy use, so we specify slip-resistant floor tiles and grout that stands up to scrubbing.
Original tiled porches and halls
Hillingdon's leaflet notes that the Frithwood houses have kept many of their original features and fabric, and an original geometric or quarry-tiled porch or hall floor is among the hardest to replace once lost. Loose or cracked tiles can often be lifted, cleaned and relaid on a fresh bed, with missing pieces matched from reclaimed stock or specialist reproductions. We never cover an original floor with a new one without asking, and we tell you if the base beneath has moved enough to need more than relaying.

Not answered here? Call 0203 667 1333 and ask.
Which grout colour hides Northwood's limescale?
A mid grey or warm stone shade. Black and dark charcoal show white mineral bloom quickly in very hard water, and bright white shows staining. In the shower itself, an epoxy grout resists scale and cleaning products better than standard cement grout.
Can I tile the floor of my leasehold flat in Northwood?
Check the lease first. Some leases in purpose-built blocks require carpet or acoustic underlay in certain rooms to protect the flat below. Your managing agent can confirm what applies and if the freeholder's consent is needed.
Do I need to tell Hillingdon before refitting the bathroom in my HMO?
If the work adds or removes a bathroom or kitchen, yes, under the proposed licence conditions. Even a like-for-like refit takes a room out of use for a few days, so it is worth a call to the council and a written note to the tenants.
Is every shower tanked before tiling?
Yes. Every shower area is tanked before a tile goes on. It matters most in Northwood's houses where upper-floor en suites sit over living rooms, and in flats above a neighbour.
Can you repair an original tiled porch in Frithwood?
Usually. Loose tiles are lifted, cleaned and relaid, and missing ones matched as closely as the market allows. If the base has failed, we explain what is needed before starting.
