In short
Do you tile bathrooms in Wembley?
Yes. A typical Wembley bathroom takes us two to three days, and any shower area is tanked before a tile goes on. The water in HA9 and HA0 is hard, which shows on grout and glass, and in a tower the home underneath yours is what we protect first. Each tiling job is priced as a fixed sum, agreed before the visit.
Send photos of the room and rough measurements, whether it is in a tower flat or a North Wembley semi, and tell us if the property is a licensed HMO.
The full guide is on our Tiling page, and everything else we do locally is under landlord certificates and repairs in Wembley.
Tiling in Wembley: what is different here
Hard water and grout in the Wembley zone
Affinity Water measured Wembley's water at 295 mg/l of hardness in 2025, near the top of the hard band. Showers here crust over with white deposits on screens and joints within weeks, and cement grout that slowly stains as tenants scrub it with harsh cleaners. We recommend a stain-resistant or epoxy grout in shower areas, larger tiles with fewer joints, and a squeegee left in the enclosure. Those choices cost little at the time and save a regrout in a few years.
What Brent's HMO standards say about tiles
Brent's HMO amenity standards are specific. Each kitchen sink and drainer needs a tiled splashback at least 300mm high, as does each wash hand basin and bath. Shower cubicles should have fully tiled walls or be complete self-standing cubicles. In a shared house being licensed for the first time since February 2026, those details often decide whether the bathroom passes. We tile to those minimums or above, and photograph the result for the licence file.
Leasehold tower flats: floors, sound and the flat below
Many Wembley Park flats are let by leaseholders, and leases in modern blocks often restrict hard floor finishes or require sound insulation beneath them. Check your lease and the building rules before choosing a tiled floor outside the bathroom. In a wet room or walk-in shower, we tank the walls and floor before tiling, because a leak through the slab here reaches someone else's ceiling.
Most blocks also want waste taken away rather than left in the bin store, and some ask for a method statement first.
Interwar bathrooms in Tokyngton and Barn Hill
Bathrooms in 1920s and 1930s semis, such as those around Preston Road, are small, and many still have a separate WC, so tiling is often a case of fitting a modern shower over the bath into a narrow room. The upstairs floors are timber joists and boards, which move.
Before floor tiles go down, we overboard with plywood and use a flexible adhesive, otherwise grout cracks within months. Some hallways still have original quarry or patterned tiles; where they survive, we repair and reset loose ones rather than tile over them.
Shared kitchens in Wembley HMOs
Brent's HMO standards allow a shared kitchen to serve up to five people, and each set of facilities needs a stainless steel sink and drainer of at least 1000mm by 600mm on a base unit, with a 300mm tiled upstand behind it. In the converted houses of Wembley Central and Wembley Hill, around Wembley High Road and Ealing Road, the shared kitchen is usually the hardest-worked room in the building.
We use wall tiles with a gloss or satin finish that wipes clean, run them behind the hob as well as the sink, and finish the edge with a trim so a knocked corner does not chip. Worktop joints and the line where tiles meet the worktop get a flexible sealant rather than grout, which cracks as the units move.
Getting materials in and waste out
Tiles are heavy and towers have rules about lifts. We book the service lift through the concierge and bring materials up in one trip where possible. For a house, tell us about parking and if your street is inside the stadium event day zone, because a van full of tiles cannot wait at the end of the road.

Which grout copes with Wembley's hard water?
In showers, an epoxy or stain-resistant grout lasts longest. Cement grout works elsewhere but needs sealing. Whatever we use, a squeegee after each shower keeps scale off the joints and glass.
Does a Brent HMO bathroom need full-height tiles?
Only inside a shower cubicle that is not self-standing. Around basins, baths and sinks Brent's minimum is a 300mm band of tiles. Taking tiles to the ceiling elsewhere is your choice, though it does make a busy shared bathroom easier to keep clean.
Will my Wembley Park lease let me put porcelain tiles in the living room?
Read the lease before buying anything. Modern Wembley Park leases often limit hard flooring outside kitchens and bathrooms, or demand an acoustic layer beneath it, because the flat below hears every footstep. If the lease allows it, we lay the tiles over the specified underlay.
My bathroom floor in a 1930s semi has cracked tiles. Why?
Usually because the timber floor below moves. The fix is to lift the tiles, overboard with plywood fixed to the joists, and retile with flexible adhesive and grout.
My Tokyngton let has one bathroom and tenants in it. How do you handle that?
Tell us when you book. We sequence the work so the toilet is usable at the end of each day where the layout allows, and we agree the dates with the tenants through you so nobody is caught out.
