In short
Can you look after a Wembley rental for me?
Yes. For Wembley landlords and agents we bundle the repairs, the certificates and the routine inspections Brent's licences call for, and every job comes with photos taken before and after. Agents receive one account a month. Repair time is charged by the hour on a rate you agree in advance; certificates carry a fixed fee you know beforehand.
Most of the work here is about records as much as repairs, because Brent can ask for a lot of paperwork at short notice.
The full guide is on our Property Maintenance for Landlords & Agents page, and everything else we do locally is under landlord certificates and repairs in Wembley.
Property Maintenance in Wembley: what is different here
What a Brent licence makes you keep and produce
Brent's conditions turn ordinary maintenance into a set of records with deadlines. For a Wembley let under a selective or HMO licence, these are the ones we see asked for most:
- Gas safety record, renewed every 12 months, given to the tenant at move-in and produced within 14 days if Brent asks
- Electrical inspection report: HMO condition 30 wants one under five years old within 28 days of demand, with Code 1 and 2 items fixed within 28 days
- Appliance test reports within 14 days of a request, and for HMOs a safety declaration at application
- A furniture safety declaration within 14 days of a request
- Written repair arrangements given to every occupant
- An inspection at least every six months, including the exterior, with the report available within 14 days
- For HMOs, fire detection serviced annually, and the licence, gas record, contact details and EPC displayed in a common area
Wembley Park: no selective licence, but plenty of rules
Wembley Park ward is the one part of Wembley left out of Brent's selective scheme. A tower flat let to a couple or a family there has no licence to hold, yet the moment three unrelated sharers move in, Brent's borough-wide additional scheme applies, and the building layers its own rules on contractors, fire doors and works on top.
Most of these flats are leasehold, so we maintain inside the flat and report anything on the building's side to the managing agent with photos. For a flat on the heat network, that report often concerns the heating, which belongs to the operator.
Houses in the selective wards
Across the rest of the town, from the Tokyngton semis off Harrow Road and the houses of Preston Road, North Wembley and Barn Hill to the converted houses near Wembley Central station and in Wembley Hill, an ordinary let sits in designation 2 until 3 March 2029, and the six-monthly inspection comes with the licence. We walk the property inside and out, look at fences, paths, gates, drainage gullies and window frames, fix the small items on the day and photograph everything. A typical gas-heated semi here needs a gas record, an EICR and an EPC; we keep the dates on one schedule so nothing lapses between visits.
Event short lets and the stadium calendar
Stadium weekends make short lets tempting here, though London's planning rules allow no more than 90 nights of them in a calendar year without permission. Their maintenance is concentrated into the gaps between bookings: checking appliances and leads, running water through unused outlets, replacing what guests break, and getting in and out before event day parking restrictions start. Tell us your booking calendar and we will schedule around it.
Getting ready for the 2027 rental property register
The national rental register is due to reach London in summer 2027, with a window running from mid-July to mid-October for each property to be added, and the gas record, electrical report and EPC attached. When we checked in October 2026 the regulations had been laid in draft but not yet approved. An investor holding flats across several Wembley Park blocks will find that window much easier with every certificate current and stored in one place, which is how our renewal schedule is built.

Can you do the six-monthly inspection Brent's licence asks for?
Yes. We inspect inside and out, photograph what we find, fix small items on the spot and send a dated report you can produce within 14 days if Brent asks. Anything needing a roofer or other specialist is flagged rather than done by us.
Which certificates does a Wembley Park tower flat need?
An EPC and an EICR in every case. A gas safety record only if the flat has gas appliances, which many on the heat network or all-electric do not. Once three or more unrelated sharers live there, add an HMO licence and the appliance declaration Brent wants with the application.
Do you work with agents managing several Wembley lets?
Yes. Agents get one invoice a month, photos on every job, and can set a ceiling under which we simply carry out the repair and tell them afterwards. Certificate renewals go on one schedule so you see what is due across all your Wembley properties.
Who fixes a fault in the communal parts of my block?
The freeholder or managing agent, under the lease. We report what we find with photos so the agent has what it needs to act, and we handle everything inside your flat.
Can you turn round a short let between stadium events?
Yes, if we have the booking dates. We check appliances, flush water through unused outlets, fix damage and photograph the property before the next guest. Visits inside the event day zone are booked away from event days.
What does the 2027 register mean for my Wembley lets?
If Parliament approves the draft rules, every let in London goes on the register during the summer and early autumn of 2027, certificates included. Anything expired at that point has to be renewed first, so it pays to clear the backlog this winter.
