In short

Do you do carpentry in Wembley?

Yes. From our Kenton Lane office we cover HA9 and HA0 for door hanging, fire door repairs, window and frame repairs, floors and fitted joinery. The local twist is paperwork and planning: Brent's HMO licences ask about fire doors, and on part of Barn Hill an Article 4 direction covers windows and doors.

Defined joinery jobs are a fixed price confirmed before we attend; repairs are hourly, with the rate and an estimate confirmed first.

The full guide is on our Carpentry & Joinery page, and everything else we do locally is under landlord certificates and repairs in Wembley.

Carpentry & Joinery in Wembley: what is different here

Fire doors in Wembley HMOs and tower flats

Brent's licence application asks for details of fire doors along with alarms and emergency lighting, and HMO condition 22 requires them to be kept in full working order. In practice, in a shared house in Wembley Central or Wembley Hill as much as in a tower flat, the faults are a self-closer that no longer pulls the door shut, a door that has dropped on its hinges, a gap at the head too wide for its seals, or a lock fitted later that cut into the door.

We adjust and repair those with fire-rated parts, and where a door is beyond repair we fit a certified fire doorset rather than a plain door with strips added. In towers over 11 metres, your flat's front door is also checked by the building every year, so changes to it need the managing agent's agreement.

Barn Hill casements, doors and porches

Brent's appraisal of Barn Hill names replacement windows and doors as the main reason the estate has lost character, and notes recessed entrance porches that were filled in badly. On the houses covered by the 1995 Article 4 direction, replacing them needs planning permission. Repair is usually the realistic route: splicing new timber into a rotten sill or casement bottom rail, easing and rehanging sticking casements, renewing stays and catches, and overhauling an original front door.

Leaded glazing panels are specialist work, but we can remove and refit the casements around them.

Turning a Wembley house into a shared let

Brent's Article 4 direction for HMOs has applied since 1 November 2022, so changing a family house into a small HMO needs planning permission across most of the borough. It does not apply in the Old Oak and Park Royal area or Brent's growth areas, and Wembley's regeneration area is one of those, so the answer for your address depends on where it falls on the council's map.

Check that first. Once the use is settled, we can do the joinery a licensed shared house needs: fire doors to bedrooms and the kitchen, lockable storage, and boxing to protect services.

Alcoves, stairs and floors in 1930s semis

The semis in Tokyngton, around Preston Road and in North Wembley share a layout that makes fitted joinery worthwhile: chimney breasts with alcoves either side in both reception rooms and the main bedroom. Built-in cupboards and shelving there add storage without losing floor space. Other typical jobs are a loose balustrade, creaking boards on joists that have shrunk over ninety years, and a loft hatch that leaks warm air. An insulated, draught-sealed loft hatch is a small job that also helps the EPC.

Joinery in new-build flats

In the Wembley Park blocks, joinery work is mostly adjustment and fitting: internal doors that swing open or catch the floor, kitchen doors and drawer fronts out of line, wardrobe interiors, skirting gaps after the building has settled, and boxing around pipes. Many of the floors are on acoustic layers, so we fix into the walls rather than through the floor where we can, and anything that touches fire-stopped walls goes to the managing agent first.

Carpentry & Joinery in Wembley: your questions

Not answered here? Call 0203 667 1333 and ask.

Can you repair a fire door in my Wembley HMO, or does it need replacing?

Often it can be repaired: closers adjusted, hinges replaced with fire-rated ones, seals renewed and gaps corrected. If the door is damaged, has had a lock cut badly into it, or its rating cannot be shown, we recommend a certified doorset. We photograph the work for your licence file.

Do I need permission to replace windows on Barn Hill?

On the houses listed under the 1995 Article 4 direction, yes. Check your house number in Brent's appraisal. Repairs that keep the original casements are the usual alternative, and we can quote for those.

Does converting my Wembley house to a shared let need planning permission?

It depends on the address. Brent's HMO Article 4 direction covers most of the borough from 1 November 2022, but it excludes the growth areas, which include Wembley's regeneration area. Check the council's map, then the licensing rules, before any joinery starts.

Can you fit shelving and cupboards in the alcoves of a 1930s semi?

Yes. We measure, build to suit the alcove and scribe the joinery to uneven walls. Painted MDF or timber both work; we will talk through the options when we see the room.

Can you adjust doors in a new Wembley Park flat?

Yes. Most new-build door faults are hinges, latches and keeps that need adjusting after the building settles. Your front door is a fire door, so changes to it need fire-rated parts and the managing agent's consent.
