In short

Can a carpenter repair original windows and doors in Pinner?

Yes. Most of our Pinner joinery is repair: easing and re-cording timber sashes, refitting oak front doors and rebuilding garage doors to the original pattern. That is often what Harrow's conservation guidance prefers. A defined job, such as a set of alcove cupboards, is priced in full and agreed before we arrive.

The full guide is on our Carpentry & Joinery page, and everything else we do locally is under landlord certificates and repairs in Pinner.

Carpentry & Joinery in Pinner: what is different here

Timber windows on the Pinnerwood Park estate

Harrow's appraisal describes the estate's windows in detail: wooden box sashes with heavy glazing bars and plain horns, upper sashes usually of 12 panes with a central meeting bar, side lights in some designs, and plain casements throughout on roads such as Latimer Gardens and Broadmead Close. The council's guidance is that windows should be replaced in timber, matching the originals in detail and proportion.

In the core area, replacing front or side windows needs planning permission. Repair is the easier path. We splice new timber into rotten sills and bottom rails, re-cord and rebalance sashes, ease casements that have dropped, and fit draught strips behind the beads. Where a section must be made new, we copy the glazing-bar profile, as the guidance asks.

Oak front doors, porches and garage doors

Many Pinnerwood Park houses keep their original front doors: solid oak, two or three panels, half glazed, with a small metal letter box, sometimes with a narrow window on one or both sides. The appraisal also notes the timber porch hoods and trellis canopies, and that porches enclosed with modern glazed structures are unlikely to be supported in future. Garage doors follow an original pattern, and the council expects originals to be kept or replaced in sympathy.

Oak doors tend to bind when they swell, lose a glazing bead or crack along a joint. We ease them, reglue and pin joints, replace beads in matching oak and adjust the hinges. For a garage door that has rotted at the bottom, we rebuild the lower boards and rails to the same pattern rather than fitting an up-and-over door.

Joinery in the listed buildings of the old village

Under Harrow's guidance, altering a listed building in a way that touches its special interest, inside or outside, needs listed building consent, and repairs to windows and doors are expected in timber. In the High Street and Waxwell Lane conservation areas, that includes timber-framed cottages with small windows and leaded lights, and buildings with windows from every century since the 15th.

We repair doors, casements and sashes like for like, and we flag anything that may need consent before starting. We do not carry out structural work. If a beam, wall plate or jetty bracket shows decay or movement, we stop and recommend a structural engineer or a specialist in timber-framed buildings.

Fitted storage and floors in Metro-land houses

Inside, the interwar and post-war houses of Pinner, Hatch End and Rayners Lane suit made-to-measure storage: understairs cupboards, alcoves beside chimney breasts, and the eaves of loft conversions. Plaster in houses of that age wanders, so carcass sides are scribed to the wall line and a matching skirting is run along the base. For a fixed price, photograph each space with a tape measure in shot, and let us know the finish you have in mind: painted MDF, oak-veneered doors or plain open shelving.

We also lay engineered timber and laminate floors and trim doors to suit the new height. In a leasehold flat, check the lease for rules on hard floors and acoustic underlay before you buy the flooring.

Doors and locks in Pinner lets

For an ordinary single-household let anywhere from Pinner Green to North Harrow, there is no selective licence and no licence-specific door standard; the work is general maintenance: doors that close and latch, locks changed between tenants, and repaired kitchen units. For a licensed HMO, the licence conditions set the fire door specification, so send them with the enquiry and we will quote against them. An Eastcote house share on the Hillingdon side works to Hillingdon's conditions rather than Harrow's.

Carpentry & Joinery in Pinner: your questions

Not answered here? Call 0203 667 1333 and ask.

Do I need permission to replace windows in Pinnerwood Park?

In the core area, yes, for front and side windows; rear windows are excluded. On the outer roads, permission is needed for windows on the street-facing or open-space sides. Harrow expects replacements in timber that match the originals. Repairing the existing windows needs no permission.

Can you make a new sash to match the old ones?

Yes. We copy the glazing-bar profile, the meeting-rail position and the horns from a surviving sash, so the new one matches. If the frame is sound, a new sash in the old box is usually the most economical option.

Can you fit a new gate or fence in Pinner?

Yes, but in the Pinnerwood Park core area, and at numbers 41 and 43 on the High Street, a new front gate, fence or wall needs planning permission, and on the Pinner Hill Estate the 1990 direction reaches every gate, fence and wall, front or back. Repairing the existing one like for like does not. Elsewhere in Pinner, normal height limits apply.

Can you build fitted wardrobes in a loft conversion?

Yes. Eaves wardrobes and cupboards are built to the slope of the roof, with access panels left where services need them. Send photos and rough measurements for a fixed price.

Do you repair staircases?

Yes: loose spindles, creaking treads, broken handrails and balustrades. If the stair is in a listed building, we repair like for like and check before changing anything.
