In short
Can you send a handyman to Northolt?
Yes. Send EliteShires Property Services the whole list and we will tell you whether it is a half day or a full day, then clear it in one visit. Northolt is about six miles from our Kenton Lane office, so a booked day makes more sense than one small job. Anything needing a qualified trade is flagged first.
The full guide is on our Handyman & Odd Jobs page, and everything else we do locally is under landlord certificates and repairs in Northolt.
Handyman Services in Northolt: what is different here
Three inspections a year, and the lists they produce
Ealing's selective licence requires at least three inspections a year of every licensed home, with records the council can ask for within 28 days. Each inspection tends to turn up small things: a cupboard door off its hinge, a loose stair rail, mouldy sealant, a cracked tile, a window restrictor missing.
On their own none is urgent, but left for a year they add up to a poor inspection record. Plenty of Northolt landlords now book a half day after each inspection, send us the notes, and get the photos back to file with the record.
Bins, fences and the outside of the house
The licence conditions also ask for a lidded external bin with room for rubbish, recycling and food waste. On a semi or Racecourse Estate house with a front garden, that often means a small bin store, a repaired gate or a fence panel that has blown down.
We do that work and the jobs that sit next to it, such as rehanging a side gate, fitting a new letterbox or clearing a gutter you can reach from a short ladder. Anything at roof height is outside what we do.
Typical indoor jobs in Northolt homes
In the interwar semis, the lists lean towards doors that catch after years of settling, bay window curtain poles, alcove shelving and TV brackets on solid brick chimney breasts. In the postwar houses and the flats, partitions are often lighter, so heavy shelves and brackets need the right fixings, and we check for cables and pipes before drilling. New occupants want flat-pack built, blinds put up and locks changed. Send photos with the list and we can bring the right fixings first time.
Working in flats and around Zone NS
Half of Northolt West End lives in purpose-built blocks, which brings practical limits. Some blocks restrict noisy work to set hours, the stairs may be the only way up, and the freeholder may need to know before anything is fixed to a communal wall or front door. Near the station, Zone NS limits parking on weekdays from 9am to 10am and 2pm to 3pm, which matters on a full day. Tell us about access and parking when you book and we plan around it.
When the job is not handyman work
Some items look small but need a qualified trade: replacing an outside light that needs a new supply, moving a socket, anything inside a consumer unit or on a gas appliance. Mains-wired smoke alarms belong with the electrician. Because we also send electricians and plumbers, those items normally stay in the same booking, done by the right person and certified. If you are a council or housing association tenant, repairs to the structure and fittings are your landlord's job, so report them there first.
Owners of ex-council flats and maisonettes
Some flats and maisonettes on Northolt's council-built estates are now owned on long leases, and some of those are let privately. That brings a split we see often: the owner is responsible for the inside of the flat, while the council or housing association, as freeholder, looks after the structure, the roof, the windows in many cases and the communal areas. Before we replace a window catch, fit a new front door closer or put anything on an outside wall, it is worth checking the lease to see whose item it is.
Inside the flat, a handyman day can cover the usual list: kitchen cupboard doors realigned, bathroom accessories refixed, a new toilet seat, curtain tracks, draught strips on internal doors and touch-up decorating after a tenant leaves.

What does a Northolt handyman visit cost?
Half and full days are charged at a day rate, which we confirm before we attend. Send the full list and we will tell you honestly which it needs. A single small job is poor value six miles from our office, so add anything else you have been putting off.
Can you visit straight after my licence inspection?
Yes, and it is a good habit. Send the inspection notes and we will price the items, do them in one visit where we can, and photograph each one so you can file the evidence with your inspection record.
Can you put up shelves in a 1950s house on the Racecourse Estate?
Yes. The external walls are usually masonry and take ordinary fixings, while some internal walls are lighter and need cavity fixings or a timber batten for heavy loads. We scan before drilling and tell you if a wall is not suitable.
Do you work on Saturdays in Northolt?
Yes, until 4.30pm. Saturdays fill early, so book a few days ahead. Sunday is for emergency calls only.
Can you change the locks between tenants?
Yes. Changing locks between tenancies is one of the commonest items on a Northolt list. If the front door is a communal or fire door in a block, we check with the managing agent or freeholder first, since some blocks specify the lock.
Can you fit smoke alarms to meet the licence?
Battery or sealed-battery alarms on each storey are a quick job on a handyman visit. If you want mains-wired, interlinked alarms, that is electrical work, and we can book our electrician in the same visit.
Can you fix a fence panel at a Racecourse Estate house?
Yes. Replacing a blown fence panel, rehanging a side gate or fitting a new latch is a common outdoor item. If the fence is on a shared boundary, check whose it is before we replace it.
