Yes. EliteShires Property Services sends a carpenter to Bushey and Bushey Heath for fire doors in shared houses, loft hatches, door repairs, skirting, boxing and shelving. Carpentry & Joinery in Bushey: what is different here
Fire doors to the Hertfordshire HMO specification
Hertsmere judges HMO fire safety against a guide written by the Hertfordshire councils with Hertfordshire Fire and Rescue Service, and its fitting notes are specific. A 30-minute fire door should be hung on one and a half pairs of 100mm steel butt hinges. Intumescent and smoke seals run along both sides and the top, with a gap to the frame of no more than 3 to 4mm and a threshold gap of no more than 8mm.
Voids around the lock are filled with intumescent material, the door stop is never cut away for a latch, and the lock opens from inside without a key, such as a thumb-turn. A self-closer must pull the door shut from any angle; the guide prefers overhead hydraulic closers, though it accepts that individual room doors in some small, low-risk shared houses may not need one.
Loft hatches and the cupboard under the stairs
Two places catch out Bushey landlords converting a house to sharing. The loft hatch over the landing has to match the half-hour fire resistance of the ceiling: the guide describes a fire-rated board cut to size with hardwood lippings, 25mm stops, 10mm seals, no more than a 4mm gap and two barrel bolts to hold it shut.
The space under the stairs needs a fire-resisting door, with the cupboard emptied and a sign saying it is to be kept locked shut. We carry out the joinery for both, and the board lining where it is needed.
Warren estate: repair first, and ask before replacing
The 2001 Article 4 direction on the Warren estate in Bushey Heath covers front doors, garage doors and porches that face the road or open space, so replacing one there needs planning permission. Hertsmere's design guide wants original oak front doors kept, and prefers side-hung timber garage doors with a row of small glazed panes at the top, the original pattern, over up-and-over doors.
It also resists enclosing the open porches. What we can do without consent is repair: easing and rehanging doors, splicing in new timber where rot has set in, renewing hinges and ironmongery, and repairing the scalloped brackets under the ground-floor windows.
Village houses and the High Street conservation area
Bushey St James had the town's largest share of terraced houses in the 2021 Census, at 22.8%, many of them around the High Street in Bushey Village, Herkomer Road and the older streets running off them. Inside, the joinery in these houses is usually a mix of original and replaced: panelled doors trimmed to fit new floors, mismatched skirting and architrave, and stair balustrades loosened by a century of use. We match profiles where we can and tell you when a run of moulding is not available off the shelf.
Where carpentry meets building control
Building control in Hertsmere, which covers every Bushey address from Hartsbourne to Merry Hill and Little Bushey, is now carried out by Hertfordshire Building Control, a company owned by several Hertfordshire councils including Hertsmere. Replacing a window, removing or cutting a structural timber, or forming a new opening can all need building regulations approval. We stop at that line: if a job would mean cutting a joist or altering a load-bearing wall, we tell you before starting so it can go to a builder with the right approvals.

Carpentry & Joinery in Bushey: your questions
Not answered here? Call 0203 667 1333 and ask.
Will Hertsmere accept the existing doors in my Bushey HMO?
It depends on what the inspecting officer finds. The Hertfordshire fire guide needs 30-minute fire resistance on doors to the escape route, and an ordinary door cannot simply be upgraded with seals. We can look at the doors and tell you which are fire doors and which need replacing.
Can you replace a rotten garage door on the Warren estate?
Replacing it needs planning permission because of the Article 4 direction. Repair does not, so we can splice in new timber, rehang and refit ironmongery. If replacement is unavoidable, Hertsmere's guide prefers timber side-hung doors in the original style.
Can you enclose the open porch on my Warren estate house?
We would advise against it. The Article 4 direction brings porches under planning control, and the design guide says enclosing the original open canopies will be resisted. Repairing posts and the canopy is straightforward.
Does every door in a Bushey shared house need a self-closer?
Not always. The Hertfordshire guide expects self-closing fire doors in most HMOs and always in bedsit-type houses, but accepts they may be unnecessary on individual room doors in some small, low-risk shared houses. The council's officer makes the final call.
My Bushey loft hatch is a plain board. Is that acceptable in an HMO?
Not on an escape route. The guide asks for a hatch with half-hour fire resistance, seals and bolts. We can make and fit one in the existing opening.
Can you fit new skirting and architrave to match in a Victorian Bushey terrace?
Yes, where the profile is still made or can be matched closely. Where it cannot, we will show you the nearest options before ordering, so a room does not end up with two different mouldings.
