Is a legionella assessment one of Harrow's licence conditions?

My Harrow semi still has a tank in the loft. Does that make it high risk?
Not automatically. A loft tank raises the questions an assessment answers. Is the lid tight-fitting? Is the tank insulated and free of debris? Does the cylinder store hot water at 60°C? A clean, lidded tank feeding a well-set cylinder can still be low risk. If the tank is open or dirty, we say so in the written assessment and list the fix.
I own one flat in a converted house in Wealdstone. Is the shared tank my problem?
Only the parts your lease makes yours. Pipework and storage that serve your flat alone are your responsibility as landlord. A tank or cylinder serving several flats usually falls to the freeholder. We record which is which, so you can ask the freeholder or managing agent what checks they carry out on the shared parts.
Do I need a new assessment every time a room changes hands in my Harrow HMO?
No. One assessment covers the water system of the whole house, and a new tenant in one room does not change that. What matters is the empty room in between. If it has its own basin or en-suite, run the taps and shower each week until the room is let, and note it down.
