The mean was 14.6°C and the highest was 22.3°C. HSE guidance says cold water should be kept below 20°C, and a cold tap should get there within two minutes of running. A high reading in July is not always a fault in the house.

We separate the two causes. First we run the kitchen tap, which normally comes straight off the rising main, and note how warm the supply arrives. Then we compare outlets fed from a loft tank or running near hot pipes. If those read noticeably warmer, the heat is being picked up inside the property, and the assessment says where.

Is a 1930s Edgware semi assessed differently from a newer flat?

Yes, because the two usually hold water in different ways. Valuation Office figures for March 2025 show about seven in ten homes in Edgware's core neighbourhoods were built between 1919 and 1939, against about 22% across London. Over their lives many of these houses had a loft tank and a vented cylinder. Whether yours still does is something we check rather than assume. In a semi we look at the tank lid, its insulation, any debris and how hot the cylinder holds.

The cold tap in my Edgware let runs lukewarm. Is the water unsafe?

Not necessarily. In summer, water samples in Affinity's Edgware zone have measured above 20°C, so lukewarm water can arrive that way from the street. Run the kitchen tap for two minutes and see whether it cools. If other cold taps stay noticeably warmer than the kitchen tap, the pipework may be picking up heat indoors, and that is worth assessing properly.
