In short
Do Edgware landlords need PAT testing?
Edgware landlords who supply appliances should test them, and EliteShires Property Services covers every part of HA8.
Which council's licence conditions apply depends on the address, because HA8 is split between Barnet and Harrow, with a small part in Brent. So we ask for the postcode first. The price is fixed from your item count and confirmed before we attend. On the day you get labels, a certificate and a register with test dates for each item. Neither council's rules turn PAT into an annual legal duty for an ordinary single let.
The full guide is on our PAT Testing (Portable Appliance Testing) page, and everything else we do locally is under landlord certificates and repairs in Edgware.
A faulty socket or supply found on the day is passed to our electricians in Edgware, priced before any work.
We attend in and around Edgware, including Edgware town centre and Canons Park.
PAT Testing in Edgware: what is different here
Whose licence conditions cover appliances at an Edgware address?
Your postcode decides which council's licence conditions cover appliances at an Edgware address, and HA8 covers three councils. Harrow's Edgware ward is the strip west of Burnt Oak Broadway, with postcodes such as HA8 5 and HA8 6. Selective licensing has applied there since May 2026, so even a single-family let needs a licence. Just west of the station, some addresses, for example around Canons Park, fall in Harrow's Canons ward, which is not in the scheme.
HA8 7 is split, so we check the full postcode. The station, town centre, Edgwarebury and Burnt Oak are in Barnet. Barnet licenses shared houses of three or more sharers across the borough. A small part of HA8 around Queensbury is in Brent, which runs its own licensing, so we check that too. We confirm which applies before quoting, so the register matches the right council.
What do Barnet's conditions mean for a house share near Edgware station?
Barnet's conditions mean an Edgware house share needs its licence read before booking, because they deal with supplied appliances directly. Barnet's published licence conditions have asked for supplied appliances to be kept safe and regularly inspected by a competent person, and for a declaration on their safety to reach the council within 14 days of a written request. Schedules can differ between licences, so check the conditions on yours, or send them to us and we will plan the visit around them.
Whatever they say, the register helps. Each item gets its own test date, so the next due date for every fridge, kettle and lamp can be read straight off the page. If Barnet asks for records, you can send them that day. A house in Burnt Oak or Edgwarebury is treated the same way.
What does Harrow's selective licence ask of a let in the Edgware ward?
Harrow's selective licence asks a let in the Edgware ward for a declaration that the appliances you supply are safe. You make it when you apply and again whenever the council asks. Harrow's published selective conditions set no PAT interval. They also say repairs to equipment must be done by competent people. That matters in this ward, because the scheme brings ordinary family lets, often supplied with a cooker, fridge and washer, under the declaration.
A dated test record is the evidence behind your signature. If the house is a licensed HMO, Harrow also expects operating instructions for each appliance. We check those are in the property during the visit.
Is it worth testing equipment in an Edgware shop with redevelopment planned?
Testing equipment in an Edgware shop with redevelopment planned is still worth it, as long as it matches the risk, because the equipment is in use today. Edgware town centre is shared by Barnet and Harrow, with most of it on the Barnet side. In July 2025 Barnet's planning committee resolved to approve outline plans for up to 3,365 homes on the Broadwalk Centre and neighbouring TfL land by the station.
We have seen no confirmed start date. Traders there may be planning on a shorter horizon, and HSE is clear that annual testing is not a legal requirement. A shop with tills and a few lamps needs little. A café kitchen or a salon needs more. If you move premises, a quick check after the move catches leads damaged in transit.

PAT Testing in Edgware: your questions
Not answered here? Call 0203 667 1333 and ask.
My HA8 house is west of the station in Canons ward. Do Harrow's selective rules apply?
No. Canons is not one of Harrow's six selective licensing wards, so a single-household let there needs no selective licence. If you let to sharers, HMO licensing may apply instead. Either way, the appliances you supply must be safe, and a test record is the simplest proof you checked.
Can one visit cover lets in both the Barnet and Harrow parts of Edgware?
Yes, if the addresses are close enough to fit in one booking. Each property gets its own register, headed with its address and council, so a Barnet file never ends up in a Harrow application. Give us all the postcodes and item counts when you call, and we confirm a fixed price for each.
Barnet has asked for appliance records on my Edgware share. How soon can I have them?
The certificate and register are issued on the day of the visit. The wait is getting the visit booked, so call as soon as the request arrives and tell us the deadline. If you already have a recent register from us, you can send that straight away.
Do you check that the appliance instructions are in my Edgware HMO?
For a Harrow-licensed HMO, yes. We note which supplied appliances have a manual or instruction sheet in the property and which do not. For a Barnet-licensed share, tell us what your conditions say and we will check against those. Missing manuals can usually be downloaded from the manufacturer.
My Edgware flat is in a new block near the station. Is there much to test?
Often less than in an older house. An integrated fridge or washer behind a cabinet door still counts if it plugs in. A hard-wired oven or hob is part of the fixed wiring, so the EICR covers it. Send us a list, and if it is very short we will say so before you book.
